Conor Commercial and Globe Corporation Break Ground on Two-Building AZ|60 Industrial Development

PHOENIX, AZ Conor Commercial Real Estate, a member of The McShane Companies, and joint venture partner, Globe Corporation, announces the groundbreaking of AZ|60, a premier 225,000-square-foot industrial development located in Gilbert, Arizona. A kick-off event was held marking the official onset of construction of this highly anticipated speculative project. All attendees were invited to participate in a golf competition by hitting various targets located throughout the sizable 16-acre site for a chance to win a variety of prizes. The event was attended by more than 60 brokers gaining significant attention for AZ|60 within the market.
The two-building development is located within Fiesta Tech Center on the northeast corner of Desert Lane and Colorado Street, near the intersection of Arizona Avenue and Baseline Road, just 20 miles from downtown Phoenix, Arizona, one mile from U.S. Route 60 and three miles away from the Loop 101. The site is also within a three-mile radius to nearly 13 million square feet of retail and numerous corporations including Orbital ATK, Textron, Ferguson and Costco.
"We wanted to do something unique to introduce AZ|60 to the brokerage community," said Mike Olsen at Globe Corporation. "The feedback we received on the event and the project plans were even better than anticipated."
The first place winner of the golf target contest was Kurt Saulnier of Lee & Associates, who walked away with a brand new set of Ping golf clubs. The second and third place winners were John Werstler of CBRE and Phil Haenel of Cushman & Wakefield.
Offering an efficient site plan, contemporary design and flexible configurations, the Class A development consists of Building 1 at 104,900 square feet and Building 2 at 120,700 square feet. The rear-loaded industrial facilities were designed to provide optimal functionality for warehouse and distribution users with a 30-foot clear height, grade level and dock-high loading, 180-foot building depths, 52-foot by 60-foot column spacing, ESFR sprinkler systems and 3,000 amps, 277/480 volts per building. Substantial on-site parking and truck maneuverability is also included.

McShane Construction Company and Ware Malcomb comprise the design/build construction team for the development. Steve Larsen and Bill Honsaker of JLL's Phoenix office represented the co-development venture in the land acquisition and are serving as exclusive marketing agents for AZ|60.
