Conor Commercial and WHI Real Estate Partners Break Ground on Park 12 Hundred Tech Center in Westminster

WESTMINSTER, CO Conor Commercial Real Estate, a national real estate developer and member of The McShane Companies, and its partner, WHI Real Estate Partners L.P., have broken ground on their latest venture, Park 12 Hundred Tech Center. Located halfway between Denver and Boulder, Colorado, in the city of Westminster, Colorado, the project incorporates 324,000 square feet of new Class A industrial space slated for occupancy in early Second Quarter 2018.

Situated on a 26-acre infill parcel within the well-established Park 12 Hundred mixed-use business park, the development will feature four rear-loaded single- and/or multi-tenant buildings equipped to maximize efficiency and functionality for tech-centric industrial, light manufacturing, and R&D users. 

Located off of the southwest corner of West 120th Avenue and Huron Street, the site is positioned just 15 minutes away from downtown Denver and is conveniently accessible to I-25, I-76, Highway 36 and E-470. The strategic location is adjacent to RTD's 3rd largest Park-n-Ride and is within a one-mile radius to numerous dining, retail and entertainment amenities, including pedestrian connectivity to the local trail system. The site also benefits from close proximity to quality educational facilities, a skilled and readily available work force, and a diverse selection of housing. 

Park 12 Hundred Tech Center consists of Building 1, a 172,200-square-foot facility with a 30-foot clear height, 29 dock-high doors, eight grade level doors and a 1.8/1,000 parking ratio. Buildings 2 and 3 are designed to the same specifications of 58,500 square feet, 24-foot clear heights, four dock-high and 10 grade level doors with a 3.0/1,000 parking ratio. Accommodating a single tenant, Building 4 features 35,000 square feet with a 24' clear height, two dock-high doors, two grade level doors, and a 1.0/1,000 parking ratio. All four buildings will incorporate ESFR sprinkler systems, flexible office space to-suit, and sizable truck courts for optimal maneuverability.
