Conor Commercial Announces Delivery of Northwest Pointe II and Purchase of 
Adjacent Site for Industrial BTS Development

The 385,300-square-foot, 22-acre Northwest Pointe II and neighboring parcel are situated within Northwest Corporate Park near the intersection of Galvin and Higgins Roads in Elgin, Illinois.

ROSEMONT, IL Brian P. Quigley, Executive Vice President of Conor Commercial Real Estate, a national real estate developer and member of The McShane Companies, announces the delivery of Northwest Pointe II and purchase of a 20.5-acre site directly adjacent to the recently completed development. 

The 385,300-square-foot, 22-acre Northwest Pointe II and neighboring parcel are situated within Northwest Corporate Park near the intersection of Galvin and Higgins Roads in Elgin, Illinois. This strategic location offers direct access to Chicago, Illinois, and O'Hare International Airport via I-90 at the Randall Road four-way interchange just 1.5 miles away.  

"Northwest Pointe II was designed and constructed to offer contemporary Class A space for a single tenant or multiple users with space available from 65,000 to 385,000 square feet," said Amy Rzepka, Senior Development Manager for Conor Commercial who led this development.  The precast concrete building features an efficient cross-dock configuration with a 32-foot clear height, 38 dock-high doors, four drive-in doors, an ESFR sprinkler system and customizable office space to-suit. The industrial facility also provides optimal truck maneuverability with 130-foot courts and parking for 386 vehicles. 

Northwest Pointe II follows the successful development, lease up, and sale of Northwest Pointe I, a 342,620-square-foot speculative industrial facility delivered in 2014. 

"Throughout the development of Phase I and II, we saw a high volume of demand from users with an appetite to own their buildings. This led Conor Commercial to purchase the adjacent 20.5-acre parcel, the last developable site within Northwest Corporate Park, to market for build-to-suit opportunities." said Rzepka. 

Multiple design options are available for Northwest Pointe III from 120,000 to 300,000 square feet. John T. Cassidy and Kenneth P. Franzese of Lee & Associates represented both the seller and Conor Commercial Real Estate in all three purchase transactions.  

"The North Kane County/I-90 market has enjoyed substantial leasing activity driven by improved highway transportation from the recently completed $2.5 billion I-90 improvement and widening project stretching from downtown Chicago to Rockford. The high-quality park and the business-friendly City of Elgin, together with strong sustained demand for Class A industrial product, are the building blocks for Conor Commercial's success in Elgin," said Quigley. 

McShane Construction Company and Ware Malcomb comprised the design/build team for Northwest Pointe II. John T. Cassidy and Kenneth P. Franzese comprise the exclusive marketing agents for Northwest Pointe II and the adjacent build-to-suit site.
