Mid-America Leases New 48-acre Mixed-Use Development

GREENFIELD, WI Cobalt Partners, LLC has broken ground on 84South, a 48-acre, $160 million mixed use development in Greenfield (Milwaukee MSA), Wisconsin. The development is located along I-894 at the 84th Street/Forest Home Interchange, less than a mile away from Southridge Mall, Wisconsin's largest enclosed regional mall.    

When complete, 84South will include 375,000-square-feet of retail space, a full service health club, professional office space and 360 luxury apartments.  Mid-America Real Estate-Wisconsin has secured the following retailers for the first phase of the development: Fresh Thyme Farmers Market, Ross, Ulta, Steinhafels Furniture, Carters/Oshkosh, Kirkland's, Five Below and the second Portillo's Restaurant in the State of Wisconsin.  This first phase of development is slated for completion in the summer of 2017. The project has been designed by Milwaukee, Wisconsin, based Rinka Chung Architecture and is being leased by Mid-America Real Estate-Wisconsin.

"84South is going to expand the Southridge regional trade area and provide retailers an opportunity to locate stores within a sub-market that has proven challenging to land within," said Mid-America Vice President Scott Satula.  "We're excited to be a part of the 84South development team and are pleased to bring quality shopping and dining options to Greenfield and the neighboring communities."   

Transaction sizes and details are highlighted below.

Fresh Thyme Farmers Market signed a lease for 28,700 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners.
Total Wine and More signed a lease for 25,000 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners.
Ross Dress For Less signed a lease for 25,000 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners.
Ulta signed a lease for 10,000 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners, and Principal Dan Cohen represented the tenant.
Five Below signed a lease for 8,500 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners, and Principals Tony Colvin and Dan Cohen represented the tenant.
Kirklands signed a lease for 8,000 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners, and Principal Tony Colvin represented the tenant.
Carters/OshKosh signed a lease for 6,900 square feet. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners, and Principal Adam Dreier represented the tenant.
Portillo's leased a 2 acre out-lot. Mid-America Principal Dan Rosenfeld and Vice President Scott Satula represented the developer, Cobalt Partners, and Principals Dan Cohen and Adam Dreier represented the tenant.
