American Constructors Completes 1111 West 6th Street Redevelopment
AUSTIN, TX — American Constructors, a general contractor and construction management firm, announces the completion of 1111 West Sixth, a mixed-use office and retail space for Schlosser Development Corporation (SDC), located in downtown Austin.
The redevelopment of the former Austin Independent School District headquarters was completed after a strategic design pivot due to changing market conditions from COVID-19. The 2.7-acre site features a fully transformed four-story, 70,000-square-foot Class-A office building that will house Austin-based law firm McGinnis Lochridge, as well as a refurbished underground parking garage.
“The pandemic presented numerous unexpected challenges to the office market, not only Austin, but across the nation. American Constructors was with us through every step, navigating these changes to ensure a positive outcome for SDC and our tenants,” said Rick Duggan, Principal and Director of Design & Construction for Schlosser Development Corporation. “The company's attention to detail and ability to quickly pivot to a new plan were instrumental in making this project a success. We are so grateful to the entire team, and we're thrilled to see the finished building come to life.”
When the pandemic hit shortly after the project's groundbreaking and two pre-negotiated tenants pulled back from the project, SDC, American Constructors, and architect Nelsen Partners worked collaboratively to shift site plans to better accommodate the future of office work. Rather than pursuing immediate construction of the originally planned 110,000-square-foot new office building on the north side of the property, SDC worked to reposition the remaining anchor tenant to the existing south building that was being renovated.
Plans for the south building were also redesigned to better suit the needs of McGinnis Lochridge, creating a favorable outcome for both the owner and tenant. The design for the proposed north building was also updated to reduce its footprint and adapt to a new site plan outfitted for a future construction phase. The north building will include up to 80,000 square feet of office and retail space.
