JaRyCo to Develop Office Building as Part of The Farm in Allen Mixed-Use Development

ALLEN, TX — JaRyCo, an Allen-based developer, will develop 102,000 square feet of class A office space as part of phase 1 of its mixed-use development, The Farm in Allen, located at the southeast corner of Sam Rayburn Tollway and Alma Drive in Allen, Texas.

The office space, called FarmWORK One, will be encompassed in a three-story building that will be located across from The Farm's Central District, making it an easy walk to dining, retail, entertainment options, a hotel, and West Lake Park. The office building will include parking of 4.0:1,000 with additional parking available in the adjacent Central District parking garage. JaRyCo plans to begin construction in 2021, once project infrastructure is completed, with completion planned for summer 2022.

“We spent a lot of time with our design team and the brokerage community to understand what is important to office tenants today and have created a unique building that promotes health and wellness of employees and brings long-term benefits to office users,” said Bruce Heller, President of JaRyCo Development.

FarmWORK One will include a number of features specifically designed for today's office environment, including outdoor, ground-level workspace and balconies on every office floor, all equipped with electricity and Wi-Fi for outside work areas. Touchless features will be implemented throughout the facility, such as technology for touch-free entry from the parking garage to tenant suite, as well as hands-free, oversized elevators. Other healthy building elements will consist of additional oversized stairs to lessen elevator use and promote exercise, multiple restroom facilities on each floor, and HVAC systems with high-efficiency air filtration, ionization treatment, and electronically monitored increased outside air circulation.

“The unique design and amenities of FarmWORK One address the demands of today's market and will set Allen apart as a premier office destination," said Dan Bowman, CEO/Executive Director of Allen Economic Development Corporation.

JaRyCo announced in July 2020 its partnership with Allen's Johnson family to develop its farmland into The Farm in Allen. The development is designed to be a place to live, work, and play with more than 1.6 million square feet of office throughout the development, 142,000 square feet of retail, a 150-key hotel, 60,000 square feet of restaurants, townhomes, and 2,400 urban residential units.

JaRyCo recently secured The Hub — a family-friendly food and beverage anchored entertainment venue — to join The Farm as its first Texas location. The Hub will occupy 2.67 acres in the Central District, directly adjacent to The Farm's West Lake Park and across the street from the FarmWORK One office building. It has more than three-quarters of an acre of open space including a 2,000-square-foot stage for live music, televised sports, and movies, The Hub will be activated daily and in its covered and uncovered dining and seating areas for office users, residents, and the surrounding community. The Farm in Allen will also embrace the property's natural beauty with a 1 1/2-acre lake, boardwalk restaurants, over 2 1/2 miles of hike and bike trails, a 16-acre greenbelt along Watters Creek and four additional park areas.

Avison Young has been engaged to lease FarmWORK One for JaRyCo.
