PHOENIX, AZ — Willmeng Construction recently began work on GO|99 North, the newest 1-million-square-foot speculative industrial building in the Valley. For developer GO Industrial, the Class A warehouse and distribution facility is the largest single building the company has brought to market.

Designed by DLR Group, GO|99 North is the firm’s second development in the area. GO|99 South, a three building, 1.28-million-square-foot industrial park, was built by Willmeng and then sold in 2023 for $165 million, one of the largest industrial transactions of that year.

Situated on 75 acres in Tolleson’s Estrella Park neighborhood, the facility offers direct, three-minute access to Interstate 10, and it is less than 5 miles to the Loop 202 South Mountain freeway to the east. The design includes 40-foot clear heights, 190 dock-high doors, four grade-level doors, and all-concrete 245-foot truck courts to ensure smooth distribution operations. To accommodate the high volume of vehicular traffic, the facility offers ample parking, with 1,200 spaces for cars and 113 spots for truck and trailer parking.
GO|99 North will be built with a TPO 60-mil roofing membrane paired with R-38 roof insulation, and clerestory windows to provide natural light. It is an air-conditioning-ready warehouse equipped with 3,600 AMPS of expandable power, secured by a perimeter fence with seven rolling gates.

Recent market trends have seen an absorption of massive big-box logistics facilities. Currently, all existing 1 million-plus-square-foot warehouses in Arizona have been fully leased by major e-commerce and retail tenants, leaving virtually no available speculative megawarehouses of this size on the market. With many developers intentionally stalling new large-scale construction to allow the market to balance, GO Industrial and Willmeng are actively filling a critical void for large-format industrial space.
